The Capitale-Nationale region covers a remarkably diverse territory, from the urban and historic heart of Quebec City to the vast natural spaces of Charlevoix and Portneuf. Between river, mountains and valleys, the region offers a cultural and historical richness unique in Quebec. The fortified city of Québec is a UNESCO World Heritage Site, but the region also boasts a number of other distinctive areas, including Baie-Saint-Paul, renowned for its artistic character, Saint-Raymond de Portneuf with its well-developed recreational tourism sector, Sainte-Anne-de-Beaupré and its magnificent basilica, and the picturesque villages of Île d’Orléans, a fertile land with an abundance of produce farms and buildings rich in history. The regional economy is as varied as its landscapes, based on public administration, tourism, technology and a variety of activities ranging from agriculture to forestry.
Depending on the area, the Capitale-Nationale real estate market presents an interesting gradient of prices and features. Obviously, Quebec City and its outskirts are very much in demand, with higher prices, particularly in historic districts and popular areas such as Sillery and Cap-Rouge. To the west, the MRC de Portneuf boasts more affordable prices while offering an excellent quality of life, and to the east, Charlevoix presents a highly polarized market with high-end resort properties rubbing shoulders with a more affordable residential market for permanent residents. The Côte-de-Beaupré and Île d’Orléans areas have seen a demographic surge with the rise of remote working, offering residents a good compromise between proximity to the city and an exceptional natural living environment.
