Located at the eastern extremity of Quebec, the region is home to some 90,000 residents, 77,000 of whom live on the mainland. This distinctive territory combines the Gaspesian peninsula, with its mountainous terrain and spectacular coastline, and the Îles-de-la-Madeleine island archipelago, emerging in the middle of the St. Lawrence Gulf. An emblematic tourist destination in Quebec, the region is home to the Chic-Chocs and McGerrigle mountains, the Emerald River and Percé Rock on the Gaspesian Peninsula, as well as dunes, red cliffs and endless beaches on the islands. In addition to the tourism industry, the region’s economy, traditionally based on fishing and forestry, is diversifying into other sectors such as wind power and agro-alimentary.

The demographics of Gaspésie-Îles-de-la-Madeleine face challenges typical of remote regions of Quebec, such as an aging population and an exodus of young people. The population is scattered over a vast territory, resulting in one of the lowest population densities in inhabited Quebec. As a result, the real estate market is highly contrasted, influenced by population migration. Tourist areas have seen an important revival in interest in recent years, with prices for properties – particularly those with sea views – in Percé, Baie-des-Chaleurs and the Iles-de-la-Madeleine skyrocketing, both for permanent residents and for those wishing to acquire a second home. In rural areas, it’s still possible to find homes at prices well below the Quebec average.
