The Cote-Nord region runs along the St. Lawrence River, from the estuary of the Saguenay Fjord to the Gulf, and up to the Labrador border. Characterized by its wild and grandiose landscapes, this immense territory represents around 20% of Quebec in terms of surface area, but is home to only 1% of its population. Its economy is largely based on the exploitation of natural resources, particularly hydroelectricity, mining and forestry. Its main towns, Forestville, Baie-Comeau and Sept-Îles, are scattered along the coast and linked by Route 138, the region’s main road artery. However, this road breaks off at Kegaska, leaving part of the Basse-Cote-Nord accessible only by boat or plane for part of the year.

The Cote-Nord real estate market reflects the region’s economic and social realities, and is influenced by the cycles of the natural resources industry. With prices generally lower than the Quebec average and a wide range of properties from apartments to single-family homes, cities like Sept-Îles and Baie-Comeau offer good value for money and access to numerous services and attractions. Smaller municipalities offer quality of life and open spaces at low cost. Although the region is facing demographic challenges due to an aging population, some areas have experienced a resurgence in popularity, notably in the second-home market for the Tadoussac area, or in the vicinity of renowned salmon rivers.
