Nord-du-Quebec is the largest administrative region in Quebec, covering more than 718,000 km²—nearly half of Quebec’s territory. This region, which stretches from the northern edge of the boreal forest to the Arctic frontier, is home to a population of approximately 45,000 people scattered across some fifteen communities, mainly Indigenous (Cree, Inuit, and Naskapi), as well as mining towns such as Chibougamau and Lebel-sur-Quévillon. Due to its immense size, it is the region with the lowest population density in the province.

The northern economy relies primarily on the exploitation of its abundant natural resources: massive hydroelectric production with the James Bay and Grande Rivière complexes, mining (gold, copper, iron), forestry in the southern part, and traditional Indigenous activities. The region is distinguished by its considerable logistical challenges, with communities often accessible only by plane or seasonal roads, and by its unique governance, including agreements with Indigenous nations.

The real estate market in Nord-du-Quebec has characteristics that are unique in Quebec, strongly influenced by geographical isolation, high transportation costs, and economic cycles linked to natural resources. For communities closer to the south, such as Chibougamau, the real estate market follows the fluctuations of the economy. However, the further north you go, the more significant the price variations will be between communities, with construction and renovation costs among the highest in the world (for communities located outside permanent road infrastructure) due to extreme weather conditions, remoteness that makes transporting materials more complex, and a scarcity of skilled labor.
